full service property management company. We
understand that you want a maxim profit from your investment
property and we will help you realize that goal by keeping
your property rented, to a good tenant at top rents, while
keeping costs to a minimum. Our goal is to insure that
you gain the highest return on your investment with the
least amount of headaches.

Here are some of the services we provide:
- Preparing vacant properties for
occupancy by quickly performing any cleaning or minor
repairs that may be necessary.
- Placing advertising in online
resources, our website and working with relocation
companies
- Showing the property. We
responding quickly to inquiries from prospective
residents.
- Resident selection. We provide
thorough screenings of residents (i.e.: credit checks,
verification of employment, references from past
landlords)
- Briefing the resident of the
rental agreement, expected conduct and care of the unit.
- Deposit. We collect in advance
a large security deposit in the form of a cashiers check
from the resident when they sign the rental agreement.
- Inspections. We provide a
detailed inspection report prior to a new resident
occupying the property. The condition of the unit will
be compared to this written record upon the resident
vacating the property.
- Security deposit reconciliation
upon resident vacating the property. We promptly
return the security deposit within legal guidelines with
a complete accounting of any charges against the
original amount.
- Aggressive rent collection
policies. Residents are served 3-day notices if rent is
not received by the 5th.
- Timely rent increases. Rents are
periodically reviewed and increased as the market and
city ordinances allow.
- Supervision of maintenance
crews. We use reliable workmen who perform repairs
quickly and at reasonable rates.
- Prompt handling of emergency
calls and maintenance requests - 7 days a week service.
- Periodic inspections. We want to
know that the resident is abiding by the rental
agreement and maintaining your property.
- Payment of mortgage, property
tax, insurance, as requested.
- Monthly accounting statements.
Separate computer printouts for each property you own.
